Johor Bahru's mall pipeline is busier than it has been in years. After a stretch where Mid Valley Southkey and Paradigm Mall absorbed most of the city's retail growth, 2025 and 2026 are bringing a fresh wave of openings and mixed use developments that are reshaping where JB shops. The new projects are not all conventional malls. Several are hybrid retail and residential towers, one is an open air retail park, and at least one is a full mixed development with offices and a hotel stacked above the shopping. Here is where the new capacity is landing.
Capri by Frasers in Kim Teng Park
Capri by Fraser is the most consequential of the recent openings, and it is already running. The property sits at Menara Tiga Serangkai on Jalan Tengku Azizah in Kim Teng Park, about 5 minutes from the JB city centre, and it operates as a hybrid hotel and residence rather than a pure mall. The retail and dining floor at street level is the part that matters for shoppers. Caprilicious runs an all day dining room with a buffet of local and international dishes, and Delite handles quick coffee, sandwiches and pastries. The retail floor is compact but it gives the Kim Teng Park area its first proper lifestyle F&B cluster in years. The residence floors above offer studio and one bedroom units with kitchenettes, which positions Capri as a longer stay option for business travellers who want to self cater. The Club Lounge on the club floors adds complimentary breakfast and evening cocktails for a more conventional hotel stay.
Aurora Place and the mixed development model
Aurora Place is the clearest example of the mixed development wave hitting JB. It bundles retail, office and residential into a single project, and the retail floor is being pitched as a curated lifestyle destination rather than a full department store anchored mall. The retail mix skews toward mid market fashion, specialty food and beverage and wellness tenants, with a smaller footprint than the big regional malls. The logic is straightforward. JB already has Mid Valley Southkey and Paradigm for the full mall experience, so the new projects are differentiating by going smaller, more curated and more food led. Aurora Place is aimed at the office worker and resident base within the development itself, with enough draw to pull shoppers from the wider city for specific tenants.
MBW, Mediterranean Boulevard West
MBW, short for Mediterranean Boulevard West, is the more ambitious of the 2026 pipeline projects. The development runs a boulevard retail format, open air storefronts along a landscaped walkway, rather than an enclosed mall. The tenant mix is being built around lifestyle, dining and specialty retail, with the deliberate goal of creating an evening economy rather than a daytime shopping trip. JB has historically been weak on evening retail, most malls empty out by 10pm, and MBW is the clearest attempt yet to build a proper night time retail and dining strip. Whether the format works in JB's climate is an open question, but the design is being built to test it, with shaded walkways and a series of covered dining courtyards.
Sunway Big Box Retail Park in Iskandar Puteri
Sunway Big Box Retail Park is the project that is already running and that anchors the Iskandar Puteri end of the JB retail map. It sits at Pusat Komersial Sunway Marketplace on Persiaran Medini 5, and it runs an industrial container park theme, open air with a retail floor built from stacked container units. The anchor that draws the crowds is BookXcess, which at 32,000 square feet is the largest BookXcess in southern Malaysia and one of the most photographed retail interiors in the city, floor to ceiling bookshelves that genuinely justify the camera. The rest of the tenant mix runs lifestyle, dining and entertainment. EnerG X Park handles the active side with electric go karts and an American Ninja Warrior style obstacle course, and the food floor carries a mix of local and chain options.
Beletime Danga Bay and the waterfront format
Beletime Danga Bay is the recent opening that gets the location bet right. It sits on the Danga Bay waterfront with the residential towers rising behind it, and the Marine Art themed interior gives it a distinct visual identity that the other new malls cannot match. The tenant mix runs trendy fashion chains, a high end supermarket, a cinema and a long dining row that takes advantage of the seafront setting. MarryBrown and Jeonju Bibimbap are the chain anchors on the food side. The format is closer to a lifestyle mall than a full shopping complex, and it is the clearest sign that JB's retail growth is moving out of the city centre and toward the waterfront and Iskandar Puteri corridor.
What the new wave means for JB shopping
The pattern across all of these projects is the same. JB is moving from a small number of large enclosed malls toward a wider spread of smaller, themed and mixed use retail destinations. Mid Valley Southkey and Paradigm will continue to handle the full service mall brief, Aeon Tebrau and Toppen will hold the IKEA ecosystem, and JPO will stay the outlet destination. The new capacity, Capri, Aurora Place, MBW, Sunway Big Box and Beletime, is filling the gaps with format driven retail, food led clusters, waterfront lifestyle and longer stay residential hotels. For a shopper that means more reasons to spread a JB trip across multiple stops rather than parking at one mall for the day.
What to watch through the rest of 2026
The openings to track are the ones still in handover. Aurora Place and MBW are both leasing actively and the final tenant lists will firm up through the second half of the year. Capri by Fraser is already fully operational and is the easiest of the new projects to visit now. Sunway Big Box and Beletime Danga Bay are running and worth a trip on their own merits, particularly BookXcess at Sunway and the waterfront dining row at Beletime. The wider trend is that JB is consolidating its position as the most active retail market in Malaysia outside the Klang Valley, and the 2026 pipeline is the strongest evidence yet that the growth is structural rather than a single boom tied to one mega mall.
